Energy-efficiency refurbishment of existing building is always more important in order to reduce carbon emission instead the investment in new constructions. This paper describes a parctical example of the chosen project approach and an overview of innovative technical solutions. Audits and dynamic simulations made possible to identify the main issues and the best solutions in therms of energy efficienc, budget and comfort. The result may lead either to confirm a given technical solution or to review the project. The project approach is divided in 3 macro-activities and more minor activities. The certification phase is not end of the project: it is important to re-analyze every solution in order to define the best practice.
